We have more than 30 years experience in managing co-proprietors’ associations of properties that serve both as main residences and as second residences. We take special care of the different tasks, works that are being performed, as well as any incidents that could occur, whether they are tasks that have been approved by the board, or day-to-day incidents. Detailed account information is sent to all the proprietors before the community meetings.
We also have a conference room with a capacity for thirty persons where the general and board meetings can be held.
Functions of the Administrator pursuant to article 553.18 of Catalan Civil law:
- Take the necessary steps to preserve the property and ensure the good operating state of all services that are available in the community.
- Make sure that all proprietors comply with their obligations and advise them of the need to do so.
- Prepare the annual accounts corresponding to the preceding year. Prepare the annual budget for the community.
- Implement the decisions taken by the board; take care of collecting all dues and pay the relevant bills.
- Decide the execution of works needed for the conservation of the building as well as any urgent repairs as may be needed, reporting directly and immediately to the president of the association.
- Pay, prior authorization of the president, any urgent expenses, charging them to the reserve fund.
